Arnaiz incorporates the highest levels of sustainability and BREEAM certification in the projects it develops

Arnaiz, a leading firm in global urban planning and real estate development, is working to incorporate the highest levels of sustainability and efficiency into each of its projects, thereby reinforcing its commitment to integrating environmental, social, and energy efficiency criteria across all phases of project design and execution; always under the international BREEAM (Building Research Establishment Environmental Assessment Method) standard, a global benchmark in sustainable construction with more than 30 years of international experience.

The firm has developed and continues to develop nearly a dozen real estate projects across different segments—from residential to hospitality and logistics, among others—all aligned with the sustainability and well-being principles promoted by the BREEAM certification, which assesses the environmental impact of buildings through different rating levels. These ratings range from Good, Very Good, Excellent, to Outstanding, evaluating aspects such as energy efficiency, responsible resource use, user comfort, and integration with the surrounding environment.

In the logistics sector, the firm has, for example, carried out the design and construction management of warehouses in various municipalities in the Madrid region: Valdemoro, Loeches, and Coslada. All of them have been designed under criteria of energy efficiency, sustainable mobility, and advanced operational control through smart management systems. These projects have achieved a “Very Good” rating, standing out for integrating solutions such as a Sustainable Urban Drainage System (SUDS), a Building Management System (BMS), and native vegetation solutions, among others. Additionally, Arnaiz has also participated in the construction management of a logistics facility in Yunquera de Henares (Guadalajara), certified as “Good.”

In the residential sector, Arnaiz has carried out construction management, together with BREEAM implementation measures, for a 92-unit build-to-rent development in the municipality of Rivas Vaciamadrid (Madrid), which achieved a “Good” rating. This completed project combines functionality, efficient design, and extensive communal areas. The firm is also working on other projects, such as a student residence on Mar Adriático Street (Madrid), still in the design phase, which aims to achieve an “Excellent” rating and incorporates measures to promote biodiversity and high-value shared spaces, such as study and living areas.

Within the hospitality segment, Arnaiz is currently working on a project involving the construction of a hotel in Valdecabañas (Boadilla del Monte, Madrid), aimed at obtaining an “Excellent” certification. In recent years, it has also led projects such as the refurbishment of the Líbere hotel on José Abascal Street (Madrid), which achieved a “Very Good” rating after renovation, becoming an example of sustainable urban heritage regeneration.

Moreover, the firm has participated in the development of a data center in Fuenlabrada (Madrid), currently in the design phase, with an “Excellent” certification, positioning it among the most sustainable technological developments in the country.
