March 24, 2026. Arnaiz, a leading firm in urban planning and global real estate development, has assumed the Technical and Legal Direction of the Alma Meco development, the most important logistics project in the Community of Madrid and also one of the largest at the national level. The project is located in the municipality of Meco, in the heart of the Henares Corridor, 35 kilometers from the capital, and positioned along the A-2 axis, with direct access from the R-2 and only 25 kilometers from the Coslada-San Fernando logistics hub and Adolfo Suárez Madrid-Barajas Airport.
The establishment of the Alma Meco Joint Development Board, formalized at the General Assembly held on February 26 with the presence of Meco’s mayor, Pedro Luis Sanz, marks a key milestone for the management and execution of this area. Arnaiz will play a central role as head of its Technical and Legal Direction, principal advisor to the Board, and responsible for managing the final approval of the Replotting and Urbanization Projects during the current year, aiming to start urbanization works in 2027.
Covering more than 2.5 million square meters of gross land (1.6 million square meters net) and with a buildable capacity close to one million square meters, Alma Meco will host the development of a state-of-the-art logistics technology park in the municipality.
The project includes large plots—from 30,000 to 376,000 square meters—capable of accommodating high-volume logistics assets, making it the only option in Spain able to host platforms of more than 200,000 m² built.
Alma Meco arises in response to the structural shortage of large-format logistics and industrial land in Spain and aims to consolidate this location as one of the main logistics nodes in the region and one of the most relevant in the country.
The project, designed to meet the highest standards of sustainability, energy efficiency, and operational optimization, involves an investment of nearly €1 billion and is expected to create more than 5,000 direct jobs once fully operational.
So far, Alma Meco has attracted significant interest from leading national logistics operators and retailers. Over 25% of the park is already commercialized, including the sale of 376,000 square meters of land to Spain’s largest distribution company.
Its scale, combined with existing developments in the municipality, positions Meco as one of Spain’s main economic activity hubs and a key location for attracting major technology, pharmaceutical, distribution, and logistics companies—comparable to benchmarks such as Plaza in Zaragoza or Parc Sagunt in Valencia. In fact, companies such as Inditex, Leroy Merlin, Grupo Alter, ICP, and Microsoft are established in the municipality, consolidating Meco as a reference for attracting large national and international firms.
With the drive and development of Alma Meco, Arnaiz reaffirms its expertise, knowledge, and capacity to handle large-scale projects. Previously, the firm has carried out initiatives such as the delegated development of 27,400 m² of logistics space for the investment fund Thor Equities Group in Pinto (Madrid) and Torrejón de Ardoz (Madrid); the management of Tipsa’s headquarters in San Fernando de Henares (Madrid); and, among others, the promotion of logistics space in Loeches (Madrid) to build a new cross-docking warehouse for Boyacá.
