November 19, 2025. Arnaiz, a leading firm in global urban planning and real estate development, has drafted the new partial plan for Sector S-1 in Alcobendas, where Valgrande is planned. This new neighborhood will complete the city up to its boundary with Madrid through a balanced and sustainable urban development, involving the construction of 8,600 homes—54% of which will be subsidized housing—as well as extensive green areas and public facilities.
Arnaiz’s technical and legal team has led the update of this planning framework in accordance with the mandate of the Valgrande Compensation Board, and in collaboration with municipal technicians from the Alcobendas City Council.
Under the leadership of Leopoldo Arnaiz, founder and chairman of the firm and manager of the Compensation Board, the company has drafted a new planning approach that provides a comprehensive vision for this new district of Alcobendas, ensuring the viability of the development and its alignment with the municipality’s social, environmental, and economic needs.
This new partial plan for the area was definitively approved on November 11, 2025, by the Municipal Plenary of Alcobendas. This urban planning milestone enables the Compensation Board to move forward with the land readjustment project—which determines the allocation of plots between landowners and the City Council—and the urbanization project, both of which are also being drafted by Arnaiz.
Through projects such as Valgrande, Arnaiz reinforces its commitment to a new generation of urban planning, focused on creating efficient and smart cities, as well as sustainable, inclusive, and connected environments.
