Arnaiz and Apto present the largest data center campus in Madrid with the presence of the Regional Minister of Economy of the Community of Madrid

Arnaiz, a leading firm in urban planning and global property development, has unveiled, alongside Apto, what will be the largest data centre campus in the Madrid cloud region, at an event attended by Rocío Albert, the Regional Minister for Economy, Finance and Employment of the Community of Madrid, and representatives from Invest in Madrid and Fuenlabrada City Council, with the backing of the European Union under the InvestEU programme. The development is located in Fuenlabrada and has a planned investment of over €2 billion.

In this context, Arnaiz is participating as technical advisor and local partner to Apto—a leading hyperscale data center provider across Europe—in its expansion into Spain, contributing its expertise in urban planning, land management, permitting, and development coordination. The firm has supported the integration of the project into its surroundings, ensuring compliance with regulatory and territorial requirements, as well as the incorporation of sustainability and urban regeneration criteria.

The project, currently under development, will be located on a landmark 195,000 m² site previously occupied by an industrial facility, and will feature a total capacity of up to 240 MW distributed across five data centers, further consolidating Madrid as one of Europe’s main hubs for digital infrastructure and cloud services.

In this partnership between an international and a domestic player, Arnaiz brings its experience and expertise in urban planning, land management, permitting, and development coordination, providing local knowledge and technical capacity to support Apto in the construction of this new hyperscale infrastructure.

In addition, the firm facilitates both the integration of the complex into its surroundings and its compliance with regulatory and territorial requirements, in a project that incorporates sustainability and regeneration criteria: new green spaces, mobility solutions, and construction practices aimed at reducing environmental impact and creating value for the community.

With this project, Arnaiz reinforces its role as a strategic partner in complex real estate and urban development projects linked to new digital infrastructure, supporting the implementation of international investments with a long-term vision and strong local roots.
