October 16th, 2024. Arnaiz, a leading firm in urban planning and global real estate development, is acting as Project Manager through Arnaiz Arquitectos for the urban development of La Medina, an area of the Municipal Master Plan of Madrid located in the southwest of Madrid city, in La Latina district, which has the singularity of hosting one of the largest Build to Rent projects in Spain.
As advisor to the developers in the construction of La Medina, the Arnaiz team has drafted the Parcelling Project for the development, which has already been approved by the Madrid City Council; is leading the technical supervision and implementation of its planning and Urbanisation Project; and oversees the project management of the urbanisation works. These assignments reinforce the firm’s experience in the field of urban planning and Project Management, ensuring that the development meets the quality standards and the planned deadlines.
Located in the district of La Latina, La Medina is nestled between Paseo de Extremadura, Avenida de la Aviación and the Cuatro Vientos Airfield facilities. It has a buildable residential area of more than 50,000 m², and its development is expected to be completed in the coming months. Within this development area, the Stay by KRONOS company is carrying out a project on 36,724 m² of buildable space where it is constructing the above-mentioned Build to Rent project, which contemplates 531 homes, and will house more than 1,000 tenants. In addition, this area also has 15,218 m² of buildable land for residential use, which is still pending execution.
The development includes a retail area, with a buildable area of 870 m², which contributes to the creation of an environment that combines residential use with spaces dedicated to the retail sector. The project also pays special attention to sustainability and the quality of life of future residents, with 12,260 m² of green areas.
Silvia Rodríguez Villaverde, Director of Urban Planning and Legal Counsel at Arnaiz, as head of the project stressed the importance and innovation of this development in an area of Madrid that, at the present time, with the tunnelling of the A-5 and the recent boost agreed for Campamento Operation, will be integrated into an urban area that will provide a response to the demand for housing in Madrid.
The firm is working with the local authorities and all stakeholders to ensure that the project blends smoothly into its surroundings.
