Arnaiz takes over the management and advisory role for the development of Eje Pinar in Pozuelo de Alarcón for the construction of a business park, tertiary uses, and housing

Madrid, August 2nd, 2024. Arnaiz, a leading firm in urban planning and global real estate development, ubdertakes the management of the urban development, the management of the Compensation Board and the drafting of the replotting and urban development projects, as well as the project management of the urban development works of the UZ 2.3-01 Sector ‘NE-Eje Pinar’ in Pozuelo de Alarcón (Madrid), located on the M-40 and M-503, and adjacent to the Monteclaro urban development and the Land Allocation Area of Pozuelo de Alarcón, known as ARPO sector.

With an area of 450,000 square metres destined for the introduction of economic activities, its main use will be for productive activities, divided into nest warehouses, showcase warehouses and pure industrial activities. In addition, the project will allocate just over 50,000 square metres of buildable area to tertiary, private and residential uses.

This new urban environment will increase the supply of housing in the municipality with the construction of 200 homes of about 150 square metres each, in real estate complexes with a minimum of eight homes of a maximum of two floors, with gardens, swimming pools and common areas. These will be established in an area of about six hectares of land located to the northwest of the sector, acting as a residential extension of the Monteclaro urbanisation.

Under the leadership of Silvia Rodríguez Villaverde, Arnaiz’s Director of Urban Planning and Legal Consultancy, and manager of the development, the firm will provide comprehensive, quality advice throughout all phases of the development, which is scheduled for completion in 2028: ‘At Arnaiz, our aim is to turn this space into a functional business park that promotes local economic development and, at the same time, an extension of the Monteclaro development that will contribute to an increase in the housing supply. We are proud to take on the management of this ambitious initiative, which will not only benefit in terms of employment, but will also address the growing demand for housing in the area’.

In general terms, it is foreseen to carry out the replotting and urbanisation projects between 2024 and 2025, as a preliminary phase to start the works in 2026. Subsequently, the execution of the development works will be carried out in a single stage, with an expected duration of 16 months as stipulated in the partial plan. This approach is intended to allow for simultaneous building works in certain areas.

With extensive experience in the market, Arnaiz has already established a close collaboration with both the landowners and the Land Compensation Board, whose constitution was approved by the Local Government Board of Pozuelo de Alarcón on May 15th, thus continuing the proceedings of the former Management Commission.
