Arnaiz consolidates its activity in urban planning and real estate development after carrying out more than 700 projects in the last 50 years

Madrid, November 26th, 2024.  Arnaiz, a leading firm in urban planning and global real estate development, celebrates its 50th anniversary this year, with a consolidated position in the market, having executed more than 700 projects, with Spain being its main market. Over the last five decades, the firm has proven its ability to develop projects covering all phases of land transformation and management, including urban planning, land, and property development. Moreover, the firm continues to develop GIS technology tools for territorial control and development.

Among other figures, Arnaiz has drawn territorial information during this time from 1.6 million maps; planned more than 54 million square metres of land; promoted the general urban development plans of 84 municipalities; and developed 32 urban development projects in progress. In the field of real estate development, it has commissioned more than 75 logistics warehouses and designed more than 12,000 housing units.

“Over the last 50 years, we have witnessed the great transformation in urban planning and real estate development that Spain has undergone as a country,’ explained Arnaiz’s chairman, Leopoldo Arnaiz. ‘When we started our activity in 1974, there was a lot to do, and the professionals who were part of that generation were able to initiate and develop, over many years, major urban and real estate projects. All this has been possible thanks to the excellent and consecutive technical and legal teams, to our advisors, to the countless clients and suppliers, and to the partners we have had during different periods’, concluded Leopoldo.

Main projects on which the company is working

At present, the Arnaiz team brings together more than 120 professionals at its headquarters in Madrid, who work on different projects related to the fields of urban planning and specialised real estate business in Spain, through all the different lines of business it covers. In Spain, it is currently developing nine general plans, 20 subdivision plans with more than 8 million square metres (m²), 29 urbanisation projects with a budget of more than 350 million euros, 24 parcelling projects, it manages 12 compensatory boards, and abroad it is developing relevant initiatives such as the General Plan of Bucharest, as well as large-scale projects in Latin America.

In the field of architecture, the team is currently designing 1,000 homes and 55,000 m2 of industrial warehouses, which together with the project management are projects totalling more than 165 million euros. In this field, the firm is increasingly involved in new construction methods such as the manufacture of industrialised housing, an activity with a great future.

The firm also advises on projects for the installation of solar photovoltaic plants; on the construction of a medical hospital or alternative assets, such as data centres or student residences; and participates in businesses related to the world of energy and the environment.

In addition to its solid expertise in urban planning and architecture, Arnaiz reinforces its commitment to the sector through the Arnaiz Institute, an international institution dedicated to the training and development of Latin America in the fields of urban planning and real estate development. Through its Municipal Sustainable Development Goals Programme in Latin America, the Arnaiz Institute has trained 4,200 young people from 58 municipalities in 7 countries (Bolivia, Peru, Dominican Republic, Argentina, Mexico, Guatemala and El Salvador) in the knowledge of their local territories. In this way, Arnaiz transfers to society its knowledge and experience accumulated over five decades, under the principles of corporate social responsibility.

New real estate investments manager and delegate project developer

One of Arnaiz’s main achievements in 2024 was the creation of Arnaiz Grupo 3, a real estate investment manager and delegate asset developer, the result of the merger of two companies linked to the firm, which operated independently in logistics and residential: Indusland & Logistic Área and Gloser Real Estate.

Arnaiz Grupo 3 currently has a portfolio of projects under management and development valued at 670 million euros. Its activity is focused on medium and long-term residential, industrial and logistics, hospitality, retail, and data centres; however, its priorities over time may vary depending on the evolution of the market and the needs of its clients.
