January 29th, 2025. Arnaiz, a leading firm in urban planning and global real estate development, has recently begun the development of 7,670 m² of logistics space in the municipality of Loeches (Madrid), with the aim of building a new cross-docking warehouse for the company Boyacá, a leader in the transport and distribution of goods sector, with a solid presence nationwide through its more than 50 branches and warehouses, and in the process of expansion and transformation. This project is being carried out at the company’s headquarters.
Boyacá has more than 50 years of experience in its sector, being the main carrier in the distribution of newspapers, magazines and publications at a national level. In the last 15 years it has consolidated its position as a leading freight transport company in other relevant strategic segments such as automotive, fashion, retail, pharmaceuticals and healthcare.
The project, which is being undertaken by the firm through Arnaiz Arquitectos, includes the design, the Construction and Project Management, and the Health and Safety of the new logistics facility. The works began in October 2024, marking the formal start of a process that is expected to be completed in July 2025. The construction of this new logistics space is being carried out by the construction company Onilsa, in constant collaboration with Arnaiz as the integral project manager.
Roberto Rapino, Director of Architecture and Sustainability at Arnaiz, explained that ‘we are very excited to be able to work with a benchmark in the field of transport and distribution such as Boyacá, and to be able to contribute, with our work and our experience, to create new logistics facilities that incorporate sustainability criteria and the latest operational trends’.
The design of the facility comprises 70 double-sided cargo bays to optimise goods flows and ensure high operational performance.
Sustainability is one of the cornerstones of this intervention. The project integrates the implementation of the Breeam sustainability seal in the construction of the warehouse building itself, as well as achieving BREEAM® Very Good certification once it is in operation. To this end, the asset plans to reduce the building’s energy and water consumption; introduce improvements in lighting and air quality to improve the working environment; and fundamentally promote the reduction of CO2 emissions and the partial decarbonisation of the building, among other aspects.
With this new project, Arnaiz reaffirms its capacity to take on large-scale logistics projects. Previously, the firm has promoted other actions such as the management of Tipsa’s 11,500 m² headquarters in San Fernando de Henares (Madrid) or, among other projects, the delegated development of 27,400 m² of logistics space for the Thor Equities Group investment fund in Pinto and Torrejón de Ardoz (Madrid).
